Tucked away amongst the streets of Kingston sits a house that you would almost not believe to be true. It hides in plain sight, loved by the same owner for 49 years and untouched by millennial grey paint. Its hardwood floors still peek out from under the carpet to remind you that a true treasure lies beneath. The 3 bedrooms still flaunt their accent walls and colourful rugs, making it almost impossible not to smile as you think about the life you would have, getting to wake up every day and tiptoe down through the living room, past the gas fireplace and into the powder pink kitchen for your breakfast. Although a formal dining room may be a thing of the past, it is a perfect space to sit and sip your morning vice when you find yourself not quite ready for the morning sunshine of the rear deck. A house like this makes you look forward to coming home, be it to work in the double-car garage on your recent project car, or maybe roll up your sleeves and plant that garden that you have been wanting but never had space for. In a world of chaos, this house is the calm. A warm community with parks and green spaces, and that old school 60 x 125 ft lot that makes you wonder how you didn't realize something this pure still existed. It may sound overly romantic, after all it is just a house...but this is truly a house-shaped dose of serotonin, a place where your worries are left at the door, and you can tell that for the last 49 years, this home has been treasured and cared for every single day. An updated roof provides peace of mind, along with the annual maintenance on the gas fireplace and furnace, the cherry on top that shows this house has truly been loved as a home. The basement showcases its open space, ready for its next assignment, perhaps a theatre room or expansive hobby studio. After all, the separate walk-up entrance is begging to be put to good use. Come be inspired at 139 Florence Street!

I used to own the place opposite 135 James St, in downtown's Inner Harbour neighbourhood. This is going way back. I was tending bar, and in my spare time writing poems and a slew of derivative stories. Raymond Carver I was not. I never left home without wondering at the history of 135. It sits further back from the road than any of its neighbours, with a back-to-the-wall personality I identify with. Its symmetry intimidated me slightly, and I can't properly explain that; I felt as if it must have a complicated and fascinating history. it was a farmhouse originally, perhaps, and verdant pastures flowed north from it like a river. It is more conventional now. Renovated in the 1980s is my guess, and much loved, but about due another go. There is a covered porch and a full-width living room with hardwood floors. A formal dining room and an old kitchen tucked away at the back. There is also a covered breezeway between the house and the double-deep block garage in which you can surely build your airship or your go-karts. The three bedrooms gather around the upstairs bathroom as if for tonight's storytime. I think another unit built inside and possibly above the garage would make an awful lot of sense. Something to house the in-laws or help with the mortgage. It's a future possibility that tugs irresistibly at the present, like a bright thread pulling lives together. But you could also just bring the kids and call it home, build vegetable gardens out front, make friends with the marvellous neighbours, walk every morning to the Elm Cafe and Daughters Grocery, or up Pine to the Sunday market.

Charming three-bedroom detached bungalow in Williamsville, one block south of Princess Street in central Kingston. Situated on an approximate 40 x 105 ft lot, the property offers a rare blend of privacy and convenience in one of Kingston's most established and walkable neighbourhoods. The main floor is approximately 1,176 sq ft with a living room anchored by built-in wood cabinetry and shelving through an arched doorway - the kind of character detail that doesn't get built anymore. Eat-in kitchen with a combined dining area. Hardwood floors through the main living spaces. Three bedrooms, two with views to the backyard, and a 4-piece bath with original tilework. The full unfinished basement adds over 1,150 sq ft of potential below grade. A separate side entrance off the driveway steps down to the basement or up to the main-floor hall - a practical layout that may lend well to a potential in-law suite or just to get some additional living space. Laundry, utility, and sump pump are on this level. Out back, a fully fenced yard with mature greenery, a detached garden studio - usable as a potential home office, workshop, or creative space - and a separate storage shed. Private driveway fits 3 cars. Central Kingston living at its most convenient. Two universities, a major hospital, parks, sports venues, and the downtown core are all within easy reach. Transit runs along Princess Street and the Lake Ontario waterfront is minutes south. This is a neighbourhood people stay in. Offered under Power of Sale, as-is/where-is.
